Standard Assessment Procedures (also known as SAP assessments) are used to calculate 2 ratings, energy efficiency performance and CO_² emissions, providing you with an Energy Performance Certificate (EPC).

This is a mandatory requirement and must be submitted with Building Regulation applications. These are calculated from plans and drawings, so there is no need for site visits, and are usually completed in just a few days.

All units on a development require a SAP whether they are for sale or rent. We can also provide SBEM calculations on commercial properties.

All units on new residential developments need to be assessed, however commercial buildings also need to be assessed but using a different method of calculation known as SBEM (Simplified Building Energy Model). 

This assessment involves taking details regarding the property from the specification and drawings and inputting them into a software system to calculate the ratings. The air pressure test result is used to provide the final calculation and then the Energy Performance Certificate (EPC) for the property (effective from 6th April 2008).

The number of tests and assessments required for any new development is affected by the number of units built, and the number of each construction type.
